Custom Software for Construction Business

I'm in the construction business and need software to keep track of my prospective clients, generate quotes, generate invoices, manage and keep track of the construction projects, calendar to keep track of my appointments, create reports, include a document libraries for our paperwork. I hired a database programmer a while back and he created a database application using Microsoft Access, but I think we outgrew its capability.

Can someone recommend software that does all these things or do I need to build custom software in order to accommodate all features that I need?
